Short answer: Brookside Village is a 385-unit condominium community built in 1970 on Camino Real and South Prospect Avenue in South Redondo Beach, 90277, next door to Alta Vista Elementary. Dues on my listing at 902 Camino Real #204 are $690 a month and cover water, trash, sewer and earthquake insurance, plus the grounds, 24-hour security, two pools, a fitness center and tennis courts. Dues vary by unit.
I am the listing agent for #204, so I have walked this complex more times this fall than I can count. I am also the treasurer of my own HOA. I read association budgets for a living and for myself, and Brookside Village is one of the few South Redondo complexes where I can answer most buyer questions from the documents instead of from memory.
This post covers where the complex is, what the dues pay for, which schools are nearby and which are assigned (not the same thing), and the questions I would ask before writing an offer on any unit here.
Where is Brookside Village?
The complex sits on the east side of South Redondo, with addresses on Camino Real and South Prospect Avenue, zip code 90277. Alta Vista Elementary at 815 Knob Hill Avenue is next door. Alta Vista Park, with the city's tennis, pickleball and racquetball courts at 715 Julia Avenue, is a few minutes away on foot.
Riviera Village, where my office is at 1901 S. Catalina Avenue, is a short drive west, and so is the beach. I will not quote you a walking time to the sand. Walk it yourself at the hour you would actually go, and decide.
What does a 385-unit complex from 1970 look like today?
Brookside Village was built in 1970 and has 385 units spread across low-rise buildings on planted grounds with koi ponds. Floor plans vary. My listing, #204, is an upper-level two-bedroom, two-bath unit with 977 square feet, vaulted ceilings, two carport spaces and a storage area.
A 1970 build date means the original roofs, plumbing and electrical have been through 56 years of use. The HOA documents tell you which, and I cover how to read them below.
What does the $690 monthly HOA cover?
On #204 the dues are $690 a month. Per the listing, that covers water, trash, sewer and the association's earthquake insurance, plus the grounds, 24-hour security and every shared amenity. Here is the list, with what I would ask about each one.
| Amenity | What I would check |
|---|---|
| Two pools and a hot tub | Hours, heating season, and resurfacing dates in the reserve study |
| Saunas | Whether they are open and who maintains them |
| Fitness center | Hours and equipment age |
| Tennis courts | Recently renovated; ask what that cost and how it was funded |
| Clubhouse | Reservation rules and any fees |
| Koi ponds and grounds | The water and grounds line items in the operating budget |
| 24-hour security | Staffed post or patrol, and the line item for it |
Dues are not identical across the complex. Two other units that came to market recently showed dues of $673 and $718. Dues here vary by unit, so confirm the figure for the specific unit you are considering, not the one in a neighbor's listing.
Which schools serve Brookside Village?
Alta Vista Elementary is next door and carries an 8/10 on GreatSchools as of October 29, 2026. Parras Middle is 7/10 and Redondo Union High is 10/10 on the same date. Those are ratings built from state test data, not a description of any school's day to day, and I say that as a former elementary teacher.
Next door is not the same as assigned. Redondo Beach Unified asks families to type the home address into its School Locator to find the neighborhood school, and the district office is at 1401 Inglewood Avenue, (310) 379-5449, per rbusd.org in October 2026. Confirm the assignment for the exact unit address, in writing, before you remove contingencies. Boundaries and enrollment rules can change.
Parking, storage and the rules that come with them
#204 comes with two carport spaces and a storage area. Before you commit to any unit here, ask the association three parking questions: which spaces are assigned to that unit, how guest parking works, and whether there is a waiting list for anything. If you drive an electric car, ask where you would charge it.
Seven things to ask before you write an offer
The seller requests the HOA disclosure package and it is delivered during escrow. California Civil Code 4525 requires the seller to give a buyer the governing documents, the most recent annual budget report, a current assessment statement, a statement of any rental prohibition, and, on request, the last 12 months of board minutes (leginfo.legislature.ca.gov, version effective January 1, 2026). When the package arrives, I read for these seven things:
- Reserves: the percent funded figure on the Assessment and Reserve Funding Disclosure Summary (Civil Code 5570).
- Special assessments: any that are approved, anticipated, or discussed in the minutes.
- Earthquake insurance: the policy limit and the deductible, which the annual budget report must list for each policy (Civil Code 5300).
- Rental rules: any prohibition or minimum lease term.
- Pet rules: number, size and type limits.
- Roofs and plumbing: what the reserve study says about remaining life in a 1970 building.
- The balcony inspection: buildings with three or more attached units need a licensed structural or civil engineer or architect to inspect wood-framed balconies, decks, stairways and walkways at least once every nine years (Civil Code 5551), and the seller must hand over the most recent report.
Questions I get asked
Does the HOA really include earthquake insurance?
Yes, on the master policy, per the listing for #204. What that policy covers inside your unit depends on its terms, and master policies carry deductibles that can be large. Ask for the insurance summary in the annual budget report and talk with an insurance agent about an individual condo policy before you remove contingencies.
Why are the dues different from unit to unit?
Dues at Brookside Village vary by unit. #204 is at $690 a month, and two other recent listings showed $673 and $718. The association's assessment statement, which the seller must provide under Civil Code 4525, shows the exact current figure for the unit you are buying and any unpaid balance. Ask for it early rather than relying on a neighbor's listing.
What is the earthquake deductible?
I would rather not guess, and I will not quote a number I have not read. The annual budget report must summarize each policy with its limit and deductible under Civil Code 5300, and that report is part of the disclosure package the seller delivers.
