South Bay Market Notes, October 2026: Redondo Near $1.5M, Torrance at $1.17M

Short answer: Per Redfin, the Redondo Beach median sale price was about $1.5M for the three months ending September 2026, up 0.4% from a year earlier, with homes taking about 47 days to sell. Torrance's September median was $1,174,441, down 4.9%. Hermosa Beach was $2,298,905, Palos Verdes Estates $2,898,620 on a small sample, and El Segundo $1,624,227. Here is my street-level read.

Once a month I compare the published city numbers with what I saw at my own open houses and in my own escrows. The two rarely match exactly. In September I sold a condo at 814 Camino Real #104 in Redondo Beach for $799,000 in 7 days with my mother, Jenna Christensen of Compass, and I have 902 Camino Real #204 on the market at $625,000.

What do the September 2026 numbers say, city by city?

Every figure below is Redfin's unless marked Zillow, and each carries its own period. Read the source column before comparing across rows.

Redondo Beach: about $1.5M, 47 days and 2 offers, but not for every home

The median says a typical Redondo Beach sale took about 47 days and drew about 2 offers over the three months ending September 2026. My own numbers this fall were faster: 814 Camino Real #104 went under contract in 7 days. The median includes every home, including the ones that sat for two months at the wrong price.

For context on property types, Redfin's Redondo Beach city guide, updated July 31, 2026, put the median single-family house at $1,675,305, townhouses at $1,576,383 and condos at $837,240. Those are different markets that share a zip code.

Torrance: $1,174,441 citywide, with Seaside up 22.6% on a small sample

Torrance's September 2026 median of $1,174,441 was down 4.9% from a year earlier, per Redfin. Inside the same city, Redfin shows Seaside, the South Torrance neighborhood where I live, at $1,624,545, up 22.6%, with the small-sample flag attached. Both can be true. Torrance is a large city, and one neighborhood's handful of sales barely moves the citywide number.

My own Torrance sales this year with Jenna line up with the neighborhood figure more than the citywide one: 5224 Doris Way at $2,142,115 with two offers in 14 days, and 4611 Vanderhill Road at $1,530,000 in June, 2% over asking in 9 days. In my experience this year, prepared homes in South Torrance have found buyers quickly.

Why can a median jump 20% in Palos Verdes Estates or Seaside?

Because a median is the middle sale, and in a small area the middle moves when the mix moves. If a neighborhood closes a dozen sales in a month and three of them happen to be the largest houses on the hill, the median climbs even if nothing changed for the typical home. Neither headline is about your house.

Palos Verdes Estates shows this plainly. Redfin's September 2026 median was $2,898,620, up 19.8% on a small sample. Zillow's Home Value Index for the same city, which estimates the value of a typical home rather than averaging what sold, stood at $2,784,662 on July 31, 2026, up 3.0%.

Hermosa, Manhattan, Rancho Palos Verdes and El Segundo in one paragraph each

Hermosa Beach's September 2026 median was $2,298,905, down 2.8% from a year earlier, per Redfin. Manhattan Beach is better read per square foot because the homes vary so much in size: $1,620 per square foot in September 2026, up 1.9%, with a typical 40 days on market, and a Hill Section median of $6,572,789 the same month. Earlier this year I represented the buyer of 1729 Pacific Avenue in Manhattan Beach at $3,700,000.

Rancho Palos Verdes ran about $1.8M for the three months ending September 2026, down 2.3%, with about 45 days on market. El Segundo's city guide dated September 30, 2026 showed $1,624,227 overall, $1,869,255 for single-family homes, $649,933 for condos and 44 days on market.

What I would do this month as a seller, and as a buyer

If you are selling, the September numbers argue for pricing to the last 90 days of closed sales on your street. Prepare the home before photos, hold the first open house the first weekend, and read the first two weeks of feedback honestly. A home that draws none in 14 days is telling you something about price or condition.

If you are buying, 47 days and 2 offers means you can usually get an inspection contingency and a few days to read the HOA package, which was not true in every year I have worked. It also means a well-priced home still goes in a week, as 814 Camino Real did. Have your lender letter ready before the weekend.

Questions I get asked

Is it a buyer's market or a seller's market?

Neither label fits the whole South Bay. In Redondo Beach, about 47 days and about 2 offers per sale for the three months ending September 2026 reads as balanced to me. The answer depends on your street, your price band and your condition.

Should I wait for interest rates to drop before I buy?

I do not predict rates and I am not your lender. What I can show you is what a payment looks like at today's rate on the mortgage tool at beckyhomes.com/calculator, and what a home like the one you want has sold for over the last 90 days. Then you and your lender decide what you can carry. Waiting has a cost too.

Why is your number different from what Zillow says my house is worth?

Zillow's figure is an estimate built from public records and nearby sales. My number comes from CRMLS closed sales on your street, adjusted for condition, lot, view and timing, after I have walked your house. Both can be useful, and they can be far apart on a remodeled home or an unusual lot.

If you want to know what the last 90 days of CRMLS sales say about your home specifically, request a written valuation at beckyhomes.com/home-value.
