Selling with Becky

36 things Becky does for every listing, in four phases, with a written report every week.

A coastal home deserves more than a sign and a listing. Becky runs each sale as a campaign: prepared, priced and presented to the buyers most likely to compete for it. Results range from full-price off-market sales to $130,000 over asking after a single open house.

The plan

Four phases, from the first walk-through to the last signature.

01Pricing and preparation

Before the sign goes up

  • Pricing strategy built from a full comparative market analysis, not a guess at a round number
  • Walk-through and prep list: which improvements return their cost and which do not
  • Trusted vendor referrals (stager, painter, landscaper, handyman, cleaners) scheduled around your timeline
  • Professional copywriting: the property’s story, written to sell rather than to describe
  • MLS remarks and fields optimized, written deliberately, not typed in the night before
  • Photo shoot direction: shot list, staging sequence and time of day set before the photographer arrives
  • Coming Soon launch to test the market without spending days on market
  • Off-market outreach to the buyers in Becky’s network who never see the MLS

02The asset package

What gets built

  • Professional photography: interior, exterior and twilight
  • Aerial drone photography and video
  • A floor plan, and a 3D walk-through when the home calls for it
  • Property video for the listing page and YouTube
  • Vertical cut-downs of that video for Reels, Stories and TikTok
  • Flyers and brochures for the home and every open house
  • Postcards: just listed, open house, just sold
  • Signage: for sale, open house and directional, placed and maintained through close
  • Social sets: feed posts and stories built for Becky’s accounts, and Jenna’s on co-listed homes
  • Branded QR codes on every printed piece, tracked

03Reach

How buyers find it

  • CRMLS and CLAW: complete data, deliberate photo order, every search field used
  • Syndication to Zillow, Redfin, Realtor.com, estateproperties.com and their partner networks
  • Social across five platforms: Instagram, Facebook, YouTube, LinkedIn and TikTok
  • E-blast to an email audience of 12,000 past clients, neighbors and active buyers
  • Reverse prospecting: the agents whose buyers already match the home, called directly
  • Agent-to-agent outreach across Estate Properties’ South Bay offices
  • Print advertising in Estate Properties’ South Bay publications for qualifying listings, plus Digs
  • Listing screen at the Riviera Village office, 1901 S. Catalina
  • Broker’s open: the agents with buyers walk it first
  • Public open houses, hosted by Becky herself
  • Postcard mailing to the surrounding blocks: neighbors sell neighborhoods

04Management and reporting

While it is on the market

  • A written seller report every week: showings, online traffic, ad performance and where the interest is coming from
  • Showing feedback collected, summarized and acted on
  • Strategy adjustments made on what the data shows, not on a calendar
  • Offer review and negotiation: every term compared, not just the price
  • Escrow, title, lender and transaction coordination managed for you
  • Inspection, repair requests and contingencies handled start to finish
  • Weekly contact from list date through close, so you are never wondering where things stand

Reporting you can see

One written report, every week, until it closes.

Every Monday the home is listed, you get a short written report: how many showings, what the buyers and their agents said, how many people viewed the listing online and where they came from, how the ads performed, and what Becky is changing this week because of it.

It is the same report Becky’s sellers at 902 Camino Real and 5224 Doris Way received. Ask to see one.

“We had well over a dozen offers and accepted the best one almost immediately. That buyer walked away 2 days later, on a Friday, but Jenna and Becky had another, same price, better terms, under contract by Monday. They engineered closing 30 days later. Like clockwork!”

Co-listed with Jenna

On Seaside and South Torrance homes Becky lists with her mother, every line above runs twice: once through Estate Properties, once through Compass.

Jenna Christensen is a Compass agent who has sold Seaside homes since 2002. A co-listed home is marketed by both agents through both brokerages, launches as a Compass Coming Soon or Private Exclusive when that serves the seller, and has two agents at every open house. About Becky and Jenna →

Questions

What sellers ask on the first call.

When should I list?
When the home is ready, not when the calendar says spring. Becky will tell you what the last 90 days of sales near you say about timing, and whether a Coming Soon period makes sense first.
What should I fix before listing?
Only what returns its cost. Becky walks the home and gives you a short list, then coordinates the vendors if you want her to. Most sellers do less than they expected.
Do you sell homes off-market?
Yes, when it serves the seller. Some of Becky’s sales closed at full price before a public listing, through buyers in her network. She will tell you honestly when the open market would do better.
What does it cost to sell?
Commission is negotiated and written into the listing agreement, plus escrow, title, county and any city transfer tax, and whatever you choose to spend on preparation. The seller net sheet gives you a first estimate; Becky gives you a real one.
