Calculators
Three working estimates to plan with. For the real numbers on a specific home, Becky gets quotes from a lender and escrow.
01Monthly payment
Property tax in Los Angeles County is about 1% of the purchase price plus local assessments, so 1.1% is a working estimate; your exact rate depends on the city and any bonds. The rate is illustrative, so ask a lender for today’s rates. An estimate only, not a loan offer.
02Cash to close
Fill in the lines you have quotes for. In Los Angeles County the seller customarily pays the owner’s title policy and the county transfer tax, and escrow fees are often split; everything is negotiable in the offer. Becky gets you a written estimate from escrow within a day of opening.
Add the down payment from the mortgage section above for the total cash you bring to closing.
What to budget for03Seller net sheet
The Los Angeles County documentary transfer tax is $1.10 per $1,000 of the price and is customarily paid by the seller. Some cities add their own transfer tax; enter yours or ask Becky for the rate where you live. Commission is negotiated in the listing agreement. An estimate only.
